Buying your first home doesn’t have to be stressful

First-Time Buyers

Buying your first place is exciting –  but the rules can feel confusing. Here’s the short version:

  • You’ll usually need a 10% deposit.
  • Most people can borrow up to 4 times their income. A few banks may allow a bit more, but it’s not guaranteed.

If saving feels tough, two Government supports could help:

  • Help to Buy (HTB): tax refund up to €30,000 (check Revenue rules).
  • First Home Scheme (FHS): The State takes a small equity share to boost your budget (up to 30%, or 20% if you also use Help to Buy).

Switching your Mortgage

Still on the same rate you got years ago? You could save by switching.

  • A straight switch (same loan, new bank) is usually the simplest – you don’t need a new deposit, and the Central Bank limits don’t apply.
  • Legal and valuation costs are around €1,200–€2,000 – but some banks offer cashback to help cover these.
  • Most switches take 4-8 weeks from approval to finish.

Moving Home (Second-Time Buyers)

Trading up or relocating? The rules are slightly tighter for second-time buyers:

  • You’ll need a 10% deposit (same as first-time buyers).
  • The typical borrowing cap is 5 times your income.

  • The full cost of moving – including stamp duty, legal fees, and insurance.

Buy-to-Let

Buying a property to rent out? The rules are different:

  • You’ll need a 30% deposit.
  • Banks look at the expected rent and your income – there’s no income multiple cap like with home loans.
  • Some lenders offer interest-only options for a few years.

Home Improvements & Top‑Ups

Thinking of a new kitchen, attic conversion, or energy upgrade? You’ve two main routes:
